GENERAL
DESCRIPTION-
THE
HOME I INSPECTED HAS 3 BEDROOMS, 2 BATHS, AND A 2 CAR GARAGE. IT HAS A GREAT ROOM, FLORIDA ROOM, AND A
KITCHEN/DINING AREA. IT HAS
APPROXIMATELY 1600 SQUARE FEET AND WAS CONSTRUCTED IN 1997. IT HAS AN ELEVATED CONCRETE SLAB
FOUNDATION. IT IS WOOD FRAME CONSTRUCTION
WITH MASONITE TYPE COMPOSITE SIDING.
THE ROOF STRUCTURE IS RAFTER AND JOIST WITH A COMPOSITE SHINGLE ROOF
COVERING. IT IS TOTAL ELECTRIC.
INSPECTION
SUMMARY-
THERE
WERE NO VISIBLE STRUCTURAL, MECHANICAL OR ELECTRICAL DEFECTS OR DEFICIENCIES OF
MAJOR CONCERN OBSERVED DURING THE INSPECTION.
THE INSPECTION RESULTS ARE
LISTED BELOW AND FOLLOWED BY GENERAL COMMENTS FOR INFORMATIONAL PURPOSES.
- PHOTO 1 SHOWS AN ATTIC VIEW OF THE RIDGE BOARD THAT EACH RAFTER
ATTACHES TO IN ORDER TO FORM THE ROOF STRUCTURE. WHERE THERE IS A JOINT IN
THE RIDGE BOARD, IT SHOULD BE AT THE UNION OF 2 RAFTERS OR IT SHOULD BE
SPLICED AND SUPPORTED. PHOTO 2
SHOWS THE OTHER OF THE TWO JOINTS IN THE RIDGE BOARD WHERE IT IS SPLICED
AND SUPPORTED BY A VERTICLE 2X4.
THE JOINT IN PHOTO 1 IS NOT SUPPORTED AND HAS HAD A SLIGHT SAG THAT
CAN BE SEEN IN THE OPENING OF THE JOINT AT THE BOTTOM. THIS IS NOT CAUSE
FOR MAJOR CONCERN BUT THIS JOINT SHOULD BE PROPERLY SUPPORTED AS SEEN IN
PHOTO 2.
- OVER THE GARAGE, IT APPEARS THAT THE VERTICLE KNEE WALLS THAT ARE
PLACED HALFWAY BETWEEN THE RAFTER SPAN AS A SUPPORT HAVE BEEN REMOVED SO
THAT MORE FLOOR DECKING COULD BE PUT DOWN FOR STORAGE. THESE RAFTER SPANS ARE APPROXIMATELY
18-20 FEET AND SHOULD BE SUPPORTED BY VERTICLE SUPPORTS APPROXIMATELY HALF
THEIR SPAN. I HAVE ATTACHED A SKETCH SHOWING THE SUPPORTS THAT HAVE BEEN
REMOVED. IT IS NOT A MAJOR TASK TO
REINSTALL THESE SUPPORTS. IT SHOULD TAKE LESS THAN 1 DAYS WORK.
- PHOTO 3 SHOWS A SMALL AREA OF WOOD DECAY ON THE CHIMNEY TRIM BOARD
ON THE LEFT SIDE.
- PHOTO’S 4,5, AND 6 SHOW 3 OF THE FOUR PLUMBING VENT BOOTS THAT HAVE
SOME CRACKING AND OPENING OF THE SEAL. THE FOURTH VENT BOOT HAS HAD TAR APPLIED
AROUND IT IN THE PAST AS A MEANS OF RESEALING. REPLACING THE BOOTS OR ADDING A BOOT CAP IS RECOMMENDED.
- THE DRIVE WAY AND PATIO HAVE SOME OBVIOUS SETTLEMENT CRACKS THAT ARE
PROBABLY DUE TO POOR SUBSTRATE PREPARATION OR A POOR CONCRETE
MIXTURE. THE GARAGE FLOOR AND
FOUNDATION ARE IN GOOD CONDITION. THERE IS ONE SMALL CRACK ON THE RIGHT
SIDE OF THE FOUNDATION THAT IS AN EARLY SETTLEMENT CRACK IN MY OPINION AND
NOT OF STRUCTURAL CONCERN.
GENERAL
COMMENTS-
- THE ELECTRICAL SERVICE
IS 200 AMP SERVICE WITH COPPER BRANCH CONDUCTORS. THE GROUND FAULT OUTLETS AND
CIRCUITS. ALL OTHER OUTLETS AND
SWITCHES FUNCTIONED NORMALLY.
- THE PLUMBING SUPPLY
PIPING IS COPPER AND THE DRAIN LINES ARE PVC. THE WATER HEATER IS A SMITH 40 GALLON CAPACITY ELECTRIC UNIT
BUILT IN 1997. THE HOT WATER
TEMPERATURE MEASURED 11O DEGREES BIUT THE BREAKER WAS OFF WHEN I ARRIVED. FLOW, PRESSURE AND DRAINAGE APPEARED TO
BE NORMAL AND THERE WERE NO LEAKS OBSERVED.
- THE HEATING AND COOLING
OF THE HOME IS ACCOMPLISHED BY A GOODMAN 2.5-TON SPLIT SYSTEM HEAT PUMP
BUILT IN 1996. I RAN THE SYSTEM IN
AUXILLIARY HEAT MODE AND MEASURED THE DIFFERENTIAL TEMPERATURE ACROSS THE
COIL. IT MEASURED 36 DEGREES, WHICH IS INDICATIVE OF NORMAL
OPERATION. THE DUCTING IN THE
ATTIC APPEARED TO BE IN SATISFACTORY CONDITION AND WELL INSULATED.
- THE ATTIC INSULATION IS
BLOWN IN CELLULOSE AND FIBERGLASS PROVIDING AN R-30 RATING. THE ALUMINUM INSULATED WINDOWS ALL
APPEARED TO BE IN GOOD CONDITION.
ATTIC VENTILATION IS SATISFACTORY.
- THE ROOF COVERING IS IN
GOOD CONDITION.
- ALL OF THE KITCHEN
APPLIANCES FUNCTIONED NORMALLY.
